We don’t agree with hidden or excessive charges and so in order to be completely transparent all of our fees are listed below:

Before you Move-In:

  1. Holding Deposit Equivalent to 1 Weeks Rent

    This secures the property and suspends marketing for 15 days.

    Refundable in the event that the landlord withdraws the property from letting or the administration process is not completed within the 15 day deadline.

    Non-refundable in the event that the applicant fails referencing due to providing false or misleading information when determining suitability as a tenant.

    Should the letting proceed and a tenancy agreement is signed by all parties, the holding deposit is used as part payment towards the 1st months rent.

  2. Damage Deposit

    A deposit that is equal to 5 weeks rent is to be paid before tenants receive keys to a property. This payment is passed to the DPS custodial scheme until the end of the tenancy period.

  3. First Month’s Rent

    The first month’s rent is required in cleared funds on or before the start date for the tenancy. Tenants may be asked to pay 6 months rent in advance or provide a UK Home Owner Guarantor in the event that they cannot pass referencing or are student tenants.

During The Tenancy:

  1. Late rental payment fees

    Interest is charged at 3% above Bank of England base rate from rent due date if the rent has been outstanding for over 14 days.

  2. Lost Keys

    Should a tenant lose their keys, replacements are charged at £25 for a flat door key and £5 for a new front door fob. Please note that all flats managed by Ethos Lettings are on a master key system and are operated on a special magnetic key. Charges are therefore higher than would be for an ordinary yale key replacement.

  3. Early Termination of the Tenancy

    Should a tenant make a request to end a tenancy before the expiry of the fixed term, fees may be charged to cover any reasonable expenses incurred by the landlord including advertising costs and referencing. This charge shall not exceed the rental loss incurred by the landlord.

  4. Changeover of tenant during the Tenancy

    There will be an administration fee of £50 inc VAT for all for all tenancy swaps. This would be invoiced and payment required once the new tenant has paid the Holding Deposit (the Holding Deposit is the equivalent to 1 weeks rent and is deductible from the 1st months rent so is not a fee).
