Our Services

In simplified terms, we offer three services:

Full Management - 12% Inc VAT

Stress-free fully comprehensive service where we take care of everything. This includes:

  • Property Appraisal and Valuation
  • Extensive advertising of the property to find a suitable tenant
  • Accompanied Viewings
  • Full tenant referencing including credit checks, employment and landlord references. Also obtaining suitable guarantors should they be necessary.
  • Preparation of the tenancy agreement and tenancy administration
  • Provide advice and ensure compliance with legislation
  • Arrange collection and registration of the damage deposit with The Deposit Protection Service in accordance with the legislative framework
  • Collection and forwarding of rent payments including providing a monthly Landlord income statement
  • Chasing of late rent payments
  • 6 monthly property inspections including photographs and reporting to landlord
  • Arrange general routine maintenance with agreed suppliers including obtaining estimates where necessary and liaising with contractors and tenants.
  • Arranging the renewal administration of the tenancy
  • Processing the deposit return including the deduction of cleaning costs or repairs as required and negotiating with the tenant. 

Rent Collection - 9% Inc VAT

Middle Service which includes:

  • Property Appraisal
  • Extensive advertising of the property to find a suitable tenant
  • Viewings
  • Full tenant referencing including credit checks, employment and landlord references. Also obtaining suitable guarantors should they be necessary.
  • Preparation of the tenancy agreement and tenancy administration
  • Provide advice and ensure compliance with legislation
  • Arrange for the damage deposit to be paid direct to the Landlord for the Landlord to register with a deposit scheme in accordance with the legislative framework
  • Collection and forwarding of rent payments including providing a monthly Landlord income statement
  • Chasing of late rent payments
  • Arranging renewal of the tenancy

Introduction Only - Fixed Fee 2 Weeks rent Inc VAT

Basic service for more hands-on experienced landlords who want more autonomy. Service includes:

  • Property Appraisal
  • Extensive advertising of the property to find a suitable tenant
  • Viewings
  • Full tenant referencing including credit checks, employment and landlord references. Also obtaining suitable guarantors should they be necessary.
  • Preparation of the tenancy agreement and tenancy administration
  • Provide advice and ensure compliance with legislation
  • Arrange for the damage deposit to be paid direct to the Landlord for the Landlord to register with a deposit scheme in accordance with the legislative framework

Tenancy set-up fee including an Inventory and Schedule of Condition Report  £400 inc VAT
 Renewal Fee  £150 inc VAT
 EPC (dependant on size of property)  Upon request
 Annual Boiler Service and Gas Safety Inspection  £150 inc VAT
 Service of legal notices ending a tenancy (where we do not fully manage)  £150 inc VAT
 Additional property visits charged per visit  £ 50 inc VAT
 Instructing contractors during a void period  £ 50 inc VAT
 Arranging works beyond routing maintenance    10% of invoice value
 Deposit Registration Fee per registration (where we do not fully manage)  £ 36 inc VAT
 Preparation of claim/ defence for tenancy deposit dispute  £200 inc VAT
 Legal proceedings (per hour – subject to a minimum fee of £240 inc VAT)  £120 inc VAT
 Sale of Property (Based on agreed sale price)  1.2% inc VAT
 Duplicate Statements   £ 10 inc VAT
